Location

The Coppice is quintessentially a former Edwardian small country house situated on the lower slopes of Catbells in the stunning Borrowdale Valley, close to the village of Grange and approximately five miles from the market town of Keswick.

The Coppice retains many original features and has been sympathetically updated with modern day enhancements, but retains the charm and authenticity of a bygone era.  The property is situated in an outstanding secluded position overlooking the Borrowdale Valley and close to Derwentwater commanding superb views of the Lakeland fells from most aspects. It is set within a large garden which extends to approximately one acre, where you can enjoy watching the local wildlife including red squirrels, deer and numerous birds.

From the garden gate there are numerous walks within the Borrowdale valley, along the shores of Derwentwater or over Catbells and the surrounding fells. The Coppice is surrounded by National Trust woodland. Derwentwater is a ten minute walk from The Coppice accessed through Manesty Woods. There are several jetties and piers dotted along the shoreline where you can catch a launch and travel into Keswick by way of water.

Accommodation

The entrance to the house is by way of a flight of stone steps to an inner porch leading to a wood-paneled hall with hardwood flooring; off the hall is a cloakroom with WC & wash basin. There is also a library / dining room with views overlooking the garden and beyond. There is a separate breakfast room equipped with large pine cupboards for food storage, a dresser and large table and chairs, and a multi-fuel stove. The scullery kitchen has an electric cooker, fridge / freezer and dishwasher, and is well equipped for your needs; there is access to the garden through a side door. A separate pantry has useful storage space and a washing / dryer machine.

In the large wood-paneled Drawing Room there are windows on two sides facing south and east, and an open fireplace, TV and DVD player, with plenty of seating for you to relax and unwind.

The bedrooms consist of two double bedrooms, one of the double bedrooms has an en-suite, a twin bedroom and a further bedroom with three single beds. All beds will be made up for you upon your arrival.

The bathroom has an enamelled steel bath, complete with claw and ball feet, globe brass taps, and wash basin. There is a separate WC adjacent to the bathroom.
